Originating home loans since 2001. I work with the borrowers whose files look worst on paper and are usually the safest people in the building.
Stop Cryin', Call Ryan. Ryan Mandley · NMLS #1181993
I have been originating home loans since 2001. That is twenty-five years, which means I have written loans through the boom, through the 2008 collapse and everything it taught, through the decade of cheap money that followed, and through the rate shock after that. There is very little on the current board I have not already worked through with somebody. When the market moves and a borrower gets rattled, that experience is most of what I am actually offering.
Physicians became my focus because their situation is a specific kind of unfair. Someone finishing training has a decade of brutal work behind them, a signed contract in hand, and an income curve most borrowers would envy — and a credit file that reads like a risk. Two hundred thousand dollars of student debt gets counted at a percentage of the balance that nobody actually pays. Income starting in six weeks does not count at all, because there are no pay stubs yet. The arithmetic is wrong, not the borrower. Correcting that is a good day’s work, and I get to do it most weeks.
The other half of what I do is VA lending, and it comes from the same instinct. Veterans and doctors have almost nothing in common on a loan application. In life they have one large thing in common: they spent it in service of other people. Both groups routinely get handed a worse mortgage than they have earned, usually by someone who could not be bothered to understand the file. I would rather be the one who takes the time. Giving something back to people who spend their careers giving is not a marketing line for me — it is most of why I am still doing this after twenty-five years.
Practically, that shows up as candour. If you have twenty percent saved, a physician loan is not even available to you — these programs have a financing floor, not just a ceiling — and a conventional loan is probably cheaper anyway. I will run both and say so plainly. The line on the front page is not subtle, and neither am I: call me, and you will get a straight answer on the first conversation.

Three things you can hold me to
You get the actual numbers
The credit thresholds, the loan limits, the reserve requirements and the student loan rules are published on this site. Physicians are analytical buyers who have already been told "you’ll qualify, call me" by three other people. I would rather hand you the matrix and let you check my work.
I answer my own phone
Not an assistant, not a queue, not a form that generates a callback in two business days. If you are under contract and something moves at 7pm, you get me.
I will talk you out of it when I should
If a conventional loan beats a physician loan for your situation, I will run both and tell you so. That costs me deals. It is also the reason the referrals keep coming.
